Le Four Rouge is a delightful established

Situated on the edge of a small hamlet,
overlooking the French countryside, it is a
very peaceful and relaxing place to be.

Just 2km away is our nearest village,
Soudan. There are three bars, a local
shop, two boulangeries, three hairdressers,
a Post Office and two Primary schools. Our
nearest town, Ch�teaubriant, is 5km away.
There is a large and varied market every
Wednesday in the town centre, which is well
worth a visit. In the town centre you will
also find a wide variety of shops,
restaurants, bars, banks and a well stocked
library (with a selection of English books for
children and adults). There is also a small
Carrefour.

On the outskirts of Ch�teaubriant there are
three large supermarkets to choose from as
well as a variety of `out-of-town` shops
ranging from clothing shops, toy shops,
furniture shops to DIY stores.

There is a train station near the town centre
which services Nantes and Rennes.

There are many lovely walks in the local
area, some of which go around lakes,
which, in the summer have man-made
sandy beaches and a designated swimming
area in gentle warm water.

The main house is currently split into two
separate apartments, one on the ground
floor and the other on the first floor. Each
has their own separate entrance, but they
are also connected by an internal stairway,
so they could easily be converted back to
one large house. However, with the house
in its current arrangement, there is plenty of
scope for the new owners to live in one
apartment and use the other apartment as a
rental property.

The ground floor has a large kitchen/Diner,
lounge, study area, three double bedrooms
and a shower room. There is also a large
garage and a cellar to the side of the house.

On the first floor there is a large
kitchen/diner, lounge, dining room, two
double bedrooms (one en-suite), a
bathroom with bath and separate shower
and a good sized walk-in loft storage area.

We have 2 acres of delightful gardens at Le
Four Rouge, catering for all. There is the
large `field` area behind the hangar, a great
place for ball games and badminton. We
have a boules pitch, a children`s play area
and of course the swimming pool. This is a
figure of eight shape approx 11m x 7m and
a constant 1.2m deep. It is fully fenced and
gated and complies with current regulations.
There is a shed which houses the pumps
and all the equipment necessary to run the
pool.

Beside the pool is the popular gazebo,
providing a pleasant place to sit in the
shade.

There are separate gardens for the property
owners, one of which is a haven for tropical
plant lovers and provides plenty of privacy.
In front of the main house are two raised
beds, 4m x 2m, created as a vegetable plot.

There are many established fruit trees and
bushes in the garden, including plums,
greengages, blackcurrants, raspberries,
sloes, apples, pears and quinces.

The five gites are as follows:

Two have three bedrooms
Two have two bedrooms (one of which has
a private garden)
One has one bedroom

There is plenty of on-site parking for
everybody, including space under a hangar
for 4/5 cars.
